for fixing up Cyn's house for sale:
This summer and fall: fix up the yard and the garage
Next spring: redo the roof on the house and maybe garage
Next summer: hire someone to paint the fence, garage and house trim
Next fall: redo upstairs bedroom and add bathroom, then the downstairs bathroom close after. Then the other two bedrooms and the kitchen in succession.
Spring '04: Paint living room and hallways.

just wondering.......does this remodel plan make economic sense?.........if you haven't already penciled out a budget and compared it to the gain in sales price, i suggest you do so......MOST remodels do not economically pencil out unless you are planning to continue to live in the place......and, some potential buyers might want to do that work themselves to their own taste.....

i realize, that you may not like to sell a "fixer-upper".......but, it's not sane to fix it up for a loss........plus, you have to consider all that lost time.......

Well, yeah. As I mentioned someplace in Cyn's post, I intend to get a real estate agent in and ask, "what can we get for this place?" and then ask, "what can we get for this place if it had a new kitchen?"

The thing that worries me the most is that water damage in the walls. It is not a symptom of something that is wrong with the house, but it looks like it.

At this point the house looks like a fixer upper. There is enough wrong with it or that will need upgrading soon, that the price will be rather low. I'm willing to spend the time to make a little extra money, to earn enough to make a downpayment on a new place.

I agree with what you're suggesting, though. I'll try to be careful. Thanks for the reminder.

yeah, getting a realtor in to help ya is a good plan.......remember, that they work for you!.......not the buyer......

hahahaha.........well, all the realtors are working for the seller.......no realtor is really working for the buyer, because they all work on commission....and the higher the selling price, the more the comission.......

a home inspector that you pay for by the hour is working for your best interest.......basically, no one else is.....
